Qualified first-time homebuyers are eligible for lower interest rates than those who use the Cash Assistance Loan Program. These rates will result in a lower monthly payment. This program does NOT provide down payment and/or closing cost assistance. No junk fees are allowed. The lender may charge standard closing costs.
The MCC Program provides income eligible first-time homebuyers with an opportunity to reduce the amount of federal income tax owed each year they own and live in their homes. The program gives qualified borrowers a non-refundable federal tax credit of 25 percent of the total amount of mortgage interest they pay each year. This tax credit allows prospective buyers to obtain mortgage financing in a competitive market.
The Home Repair Opportunity (HeRO) Program provides funding to agencies in outstate Missouri that provide home repair grants to income qualifying residents of single family homes. Please review program eligibility and see the list of participating agencies to find home repair services in your area.
The Dallas Homebuyer Assistance Program (DHAP) provides homeownership opportunities to low- and moderate-income homebuyers through the provision of financial assistance when purchasing a home, in accordance with federal, state, and local laws and regulations. Qualified buyers are required to complete free homebuyer education. OHFA's streamlined education program allows you to complete a course offered by any U.S. Department of Housing and Urban Development (HUD) approved counseling agency in Ohio. Please note, OHFA homebuyer education is not completed until after homebuyer has submitted their loan application with their loan officer. Homebuyer Education is not required for borrowers who are only registered for our MTC Basic program.

For over 25 years Parkview has supported people with Intellectual and Developmental Disabilities through the numerous programs that include HUD housing counseling, first time home buyer classes, post purchase financial management, default prevention and down payment assistance. Parkview Services provides purchase assistance to qualified first-time homebuyers in the form of a low interest deferred second mortgage. Eligible homebuyers may access as much as $110,000 in down payment assistance by layering multiple down payment sources.
Washington State Housing Finance Commission (206) 464-7139The Seattle Down Payment Assistance Program is a down payment assistance, second mortgage loan program that combines with the House Advantage or House Key first mortgage program. This program is for people buying a primary residence within the city limits of Seattle. This progarm allows up to $55,000 in down payment assistance with payments deferred for 30 years, at 3% simple interest.
Generally, downpayment assistance programs that use Office of Housing funds will require the following eligibility and property selection criteria. Please work with one of the homeownership organizations listed above to confirm specific eligibility and property selection criteria with the downpayment assistance program you will be using.
Homebuyer Education RequirementApplicants must complete a pre-purchase homebuyer education program approved by the City of Seattle. Classes are offered through the Washington State Housing Finance Commission (WSHFC) or HomeSight among others. All first-time homebuyers are encouraged to attend a first-time homebuyer education class before beginning their home search.
Housing Counseling Requirement The Office of Housing requires that homebuyers using downpayment assistance receive one-on-one housing counseling in addition to the homebuyer education program. There are currently two approved organizations that offer this service: HomeSight and Parkview Services.

Dealerships with subprime lenders: Car dealerships that are signed up with subprime lenders offer second chance auto loans. Subprime lenders understand and are willing to work past many credit issues, and have loan programs designed to help buyers get a second chance. These lenders understand that not everyone has perfect credit, and they're willing to look beyond credit scores to approve loans. To do this, they set specific requirements for approval concerning minimum income, employment, and residency, to name a few. Not all dealerships work with subprime lenders, but Auto Credit Express can help you get connected to a dealer in your area that does. In-house financing dealerships: In-house financing car lots, sometimes called buy here pay here or tote the note dealerships, also offer a type of second chance car loan. This is a loan that you take out directly with the dealer you're buying the vehicle from. It's easy to get approved for one of these loans as long as you make a qualifying income. In fact, many of these dealers don't even check your credit. However, unlike subprime lenders, a second chance auto loan from an in-house financing dealership may not help you improve your credit, as many don't report loans or payments to the credit bureaus. This means all of your on-time loan payments won't help you improve your credit score, so you could be in the same situation the next time you need a vehicle.
The right loan program for you depends not just on your credit score, but also on your credit history, income, employment, and savings. Your loan officer will help you compare these options and determine which bad credit home loan is the best option for you.
